Let’s look at a high end furniture budget. (For inspiration photos return to Part 1.) We’ve examined a low end furniture budget at $13/sf and a middle range from retail sources at $50/sf.   You’ve paid good money for a house and are ready to do it right.  Would you spend 5-20% of the purchase price of your home to furnish it? It’s time to really create a space that meets your needs and brings a smile to your face every time you walk in the door. Because that’s what we do. We design the details that create a home.  (Remember this does not take into account wallpaper, cabinet designs, paint treatment, trim details, or flooring options, all other ways designers work to give you the best possible design outcome.)

We select and design custom furniture. Could this room succeed without its custom ottoman? Yes, but you have lost some of the character, haven’t you. We select the right pieces for the job: is this a sofa for lounging, for eating, for conversation? We know the right seat heights and the right cushion fill to support each of these actions, as well as the right fabrics.

We use draperies for light control, heat control, and privacy. But they can also add softness, charm, and framing to your space. Window treatments are like Oscar dresses for your windows. Can you buy off the rack? Sure. But it won’t have that same wow factor.

Pillows. You know the famed architect Mies van der Rohe said, “God is in the details.” He might have been talking about his gorgeous minimalist designs, but I am talking about pillows. Can you buy these from Pottery Barn, yes! (and sometimes I do.) But the right pillow in the right fabric with the perfect trim pulls the whole space together. Notice how the beautiful trim on each sofa that highlights their shape.

Carpets can be designed to fit your room exactly. (Especially helpful if a standard size won’t fit.) They can be finished with fringe, tape, serging or other binding. They ground the space and bring extra texture and pattern.

We understand scale in lighting. Can you get away with a big fixture like this beautiful lantern? For this white kitchen we had the lanterns custom painted blue for a unique and original touch.

What does this cost? We already talked about a percentage of your home price. But this number can vary depending on where you live in the country. And it can vary depending on how much existing furniture you are bringing. But let’s assume it is all new and look at actual numbers, custom and luxury.

In the end you are looking at $100 – $500/sf for a high end design. There are layers in between, but this should help you determine the best budget for you.
